Structural Engineer in Topeka, Kansas

If something about your house does not look or feel right, we can help you understand what may be happening and figure out what to do next.

Houses in Topeka

Topeka has houses from many periods: established historic homes, postwar and mid-century neighborhoods, and newer construction around the city. Each was built in its own time, with different materials, foundations, and expectations.

We work on houses of every age and size, including homes with basements, slab-on-grade foundations, crawlspaces, and combinations of those systems. Our advice starts with the house in front of us—not assumptions based on its age.

Common Reasons People Hire Us

People have questions about a residential property and want a straight answer from someone who is not selling the repair.

Foundation or structural concerns

If you have questions about movement, settlement, or how the structure is performing, we look at the house in context and explain what we think is happening.

Cracks, movement, or uneven floors

Foundation and basement wall cracks, wall and ceiling cracks, uneven or sagging floors, and sticking doors are all common reasons people call. We help you understand how significant they appear to be.

Expensive or conflicting bids

When proposals disagree or the numbers feel large, we review the recommendations with you, compare the approaches, and help you decide what direction makes sense.

Planning a renovation or residential project

We help you think through structural questions before you commit. During the consultation we can review bids, proposals, repair recommendations, or other project documents with you.

Buying a house with a structural concern

If an inspector or a showing turned up something structural, we help you understand whether it appears significant and what reasonable next steps look like.

A lender, appraiser, underwriter, or city wants an engineer's opinion

We evaluate the issue and can provide an engineering opinion, with written documentation when the situation calls for it.

Water, basement, crawlspace, or site drainage concerns

Water and drainage conditions can affect how a building behaves over time. We look at the house and the site together rather than in isolation.

Load-bearing wall questions

Thinking about opening up a wall? We help you understand whether a wall may be structural and what should be considered before making changes.

Common questions

What can a Professional Engineer do for a house?

We can assess the conditions of the house and help answer your questions and concerns plus help you to figure out the next steps to take, if any are required. We can also provide structural designs for small projects for your house.

How much does an engineering evaluation cost?

An on-site consultation with a verbal professional opinion is $300, payable on site. Adding a written report is $600 total. You can decide about the written report during or after the visit.

How soon can you come out?

Book an On-site Consultation using the button above. For locations farther than the Topeka-Lawrence-Kansas City corridor, book at least a week out and we'll let you know if we can serve your project location.

What areas do you serve?

Lawrence, Topeka, Kansas City, and the surrounding corridor, including Douglas, Shawnee, Jefferson, Franklin, Leavenworth, Johnson, and Wyandotte counties. We also serve the Kansas City, MO metro area.

Is a Professional Engineer the same as a home inspector?

No. A home inspector reviews the whole house at a general level. A Professional Engineer is licensed to give a professional opinion based on their training and experience for many scenarios in which lenders, underwriters, insurers, and buyers often require.

Do you sell contractor repairs?

No. We have no financial interest in repair work and take no referral fees. You are paying for an independent professional opinion.

Will I get a written report?

Only if you want one. Many people need nothing more than the verbal opinion. Written reports are typically delivered by email soon after the visit and are useful for transactions, lenders, insurance, and comparing contractor bids.
